A: The 1632 s.f. is the heated and cooled living spaces only, it does not include the garage. The “bonus space” is listed that way because it is a sunroom with glass on all exterior sides with exterior doors and windows to enter it and is not included in the square footage because the original designer did not intend it to be heated and cooled. The basement is a full basement 1632 s.f. which is underneath all the living space, not including the bonus/sunroom area which is unexcavated and a slab. Any changes to the standard layout would be a modification which you can use your preferred service. We can only provide a PDF for modification for this plan as we do not have CAD available. I have attached the Basement page with a not for construction watermark for them to review.

Each state, city and subdivision have their own set of codes and regulations that they have determined work best for their area. As stock plans are sold throughout the country, they were drawn to national codes. However, you will need to take the plans to a local architect or engineer to have any necessary stamps or seals added and to determine if the plans will meet local codes.
The plans show wood 2x6 for the exterior framing.
